This is such a common misunderstanding! NO - you do not need to be employed for years or employed at all with a W2 to buy investment properties! The DSCR loan is short for Debt Service Ratio Loan and it uses projected rents to qualify for a home. All you need to bring is cash down of at least 15% but the more you put down the lower your rates!

If you wait until you already find the right property, it may be too late. On the other hand, it's NEVER too early to start preparing your financials for the right lending situation. Real estate transactions can move very fast and having your prequalification and even more a preapproval can really set you up for winning in a competitive offer situation.

Even alot of realtors don't know there's a significant difference. Preapproval is much stronger than prequalification. Preapproval literally means all documents are in and therefore saves a good week off the lending process which inevitably is what it takes to nail down old account statements etc that many lenders need.
